General Contractor Insurance in Tampa, FL
What do Tampa Bay general contractors need to get on the job?
The Florida floor applies here too: at least $300,000 public liability / $50,000 property damage to hold your license (DBPR as certificate holder), and workers' comp from employee #1 in construction. But Tampa Bay owners, HOAs and municipalities contract at $1M per occurrence / $2M aggregate general liability, with additional insured and waiver wording checked before you mobilize. Builders risk on Gulf-coast projects also carries a separate wind / named-storm deductible that you need to read before you bind.
Speed up your quote: send these first. Email adolfo@nextguardinsurance.com with:
- Your current dec page (policy declarations), if insured
- Loss runs for the last 3 to 5 years
- Gross receipts, payroll by class, and cost of subcontracted work
- The insurance requirements from the contract or COI request you need to satisfy
- Sample sub COIs, if you use subcontractors
Please don't send the same submission to other brokers. Duplicate submissions block carrier markets and slow your quote. Send us one complete submission and we take it to the markets that fit Tampa contractors.
Tampa Bay work: Hillsborough, Pinellas and Pasco
Most Tampa-area GCs work three counties at once: Hillsborough (Tampa, Brandon, Riverview), Pinellas (St. Petersburg, Clearwater) and fast-growing Pasco. Certificates, permits and owner requirements follow you across all three. Growth work here is residential subdivisions, remodels, light commercial build-outs and storm repair, which means:
- Residential and tract exclusions matter. Cheap GL forms that exclude residential work exclude most of Tampa Bay's pipeline.
- Sub management is the audit. Framing, drywall, roofing and concrete subs with expired or exempt-only certificates become your payroll at audit.
- Wind is not Miami pricing, but it is not inland either. Builders risk on coastal Pinellas prices and deducts differently from inland Hillsborough and Pasco.
Florida's state minimum is not what your contract requires
Florida law (Chapter 489) ties your license to insurance: general and building contractors need $300,000 public liability / $50,000 property damage, and letting coverage lapse can trigger DBPR discipline. But owners, lenders, HOAs and municipalities in the Tampa Bay area do not award work at the state minimum.
- Standard contract floor: $1M / $2M general liability, per-project aggregate on larger jobs
- Additional insured + waiver of subrogation for the owner and upstream GC, on ongoing and completed operations
- Workers' comp: required in construction with 1 or more employees, including corporate officers and LLC members unless they hold a valid exemption (officers/LLC members generally need at least 10% ownership, max 3 exempt per business)
- Financial responsibility: if your FICO-derived score is under 660, Division I contractors need a $20,000 surety bond or the board-approved financial responsibility course
Coverage we place for Tampa general contractors
General Liability
$1M / $2M standard, per-project aggregate available, completed operations included. Coverage is written for everything you actually do, including any self-performed trades.
Workers' Compensation
Required from employee #1 in Florida construction. We place it selectively and structure class codes and sub costs so the year-end audit is a formality, not a second premium.
Excess / Umbrella
Up to $1M of excess when an owner, lender or contract requires limits above your primary GL.
Builders Risk
Ground-up, renovation and addition work. We check the wind / named-storm deductible and whether flood is excluded (it usually is) before you bind.
Commercial Auto & Inland Marine
Work trucks and vans across the Bay area, hired & non-owned auto, and tools & equipment coverage for theft from trucks and sites.
Surety Bonds
License and financial-responsibility bonds, plus bid, payment and performance bonds for public work.
Policy traps we check before you bind
Uninsured subcontractors
Under Florida law, a sub's uninsured workers can become your workers' comp liability, and uninsured sub costs land in your GL audit. We verify every sub COI: current, correct entity, and workers' comp or a valid exemption.
Residential exclusions
Forms excluding 1 to 4 family or tract work are common in low-cost Tampa quotes. If subdivisions and remodels are your work, that exclusion is the whole ballgame.
Named-storm deductibles
Often a percentage of project value, not a flat amount. On a $1.5M project, a 3% deductible is $45,000 before the carrier pays a dollar of wind damage.
Classification limits
Only listed operations are covered. GC work plus self-performed carpentry or concrete must all be described on the policy.
What Tampa-area general contractors typically pay for GL
Tampa Bay generally prices below South Florida and a little above inland Central Florida for the same profile.
| Contractor profile | Typical annual GL premium* |
|---|---|
| Owner-operator GC, no employees, under ~$250K receipts | ~$1,800 to $4,200 |
| Small crew (1 to 5 employees), residential / remodel, $250K to $1M receipts | ~$4,200 to $9,500 |
| Mid-size GC, $1M to $5M receipts, work through subcontractors | ~$9,500 to $22,000+ |
| Coastal Pinellas or higher-hazard work | Priced individually |
*Estimates for general liability only, based on typical Florida pricing. Not a quote. Receipts, payroll, subcontracted costs, trade mix and loss history drive the final number. Workers' comp, auto, builders risk and excess are additional.

Frequently asked questions
What limits do Tampa owners and municipalities usually require?
Most commonly $1M per occurrence / $2M aggregate GL with the owner as additional insured, primary and non-contributory, plus waiver of subrogation. The Florida license minimum ($300K / $50K) is almost never enough to sign a contract.
I work Tampa, St. Pete and Pasco. Do I need separate policies?
No. One Florida program covers your work statewide. What changes by job is the certificate: each owner or municipality gets a COI worded to its own contract.
Does builders risk in Tampa include hurricane damage?
Wind is typically included with a separate named-storm deductible, often a percentage of project value. Flood is usually excluded and must be handled separately. We show you both numbers before you bind.
How fast can I get quoted?
Standard Florida markets often quote in 1 to 3 business days on a complete submission. Specialty placements can take about 48 hours longer. Certificates are usually same-day once bound.
Do you work in Spanish?
Yes. Coverage, exclusions and certificates are explained in English, Spanish or Portuguese.
